Building one's own home, and thus considerably changing one's housing situation, is an extensive and profound decision. However, the valid building regulations must be taken into consideration and adhered to, so that nothing stands in the way of your building project.
These official regulations are not always that transparent at first glance to the layman. Rather, questions frequently arise about certain circumstances, which cannot always be clearly inferred from the legal text. Frequently asked questions about the building application
The complete building application has to be submitted to the Leipzig Office for Building and Cultural Heritage in the Prager Straße 118, Haus C, 04107 Leipzig.
In accordance with § 69 (4) of the Saxon Building Regulations (SächsBO), the planning authorities will approve or decline the building application within three months. This period starts from the date on which the building plans were submitted in full. It is therefore advisable to ensure that the building plans are submitted in full.
The costs of a building permit are calculated according to the Saxon cost index and depend on the cost of the structural work and/or the total construction costs of the building project.
According to § 8 of the Implementing Regulation of the Saxon Building Regulations, three copies of the building plans are to be submitted to the local planning authorities.
It is recommended, however, that you submit at least five copies of the building plans as other authorities are usually also involved in the approval procedure.
The building plans have to adhere to the form set out in accordance with § 8 of the Implementing Regulation of the Saxon Building Regulations and have to be submitted to the authorities with the respective building application forms, the building plans, as well as any necessary evidence and written explanations.

In § 61 of the Saxon Building Regulations (SächsBO), building projects are listed with land regulations that are of little legal relevance, for which no building authority inspection is required. This applies to an exhaustive list. Building projects which are not listed under § 61 of the Saxon Building Regulations (SächsBO) are subject to approval.
Special buildings are either a special type of building or have a special use. The classification of a building project as a special building is in accordance with § 2(4) of the Saxon Building Regulations (SächsBO). If a building project fulfils one of the aspects specified there, then it will be classed as a special building.
